Where We Work

We run out of 11812 North Creek Pky N here in Bothell, and the map we work from is small on purpose. Kenmore is three miles off, Brier and Alderwood Manor and Lake Forest Park sit around four, Mountlake Terrace and Maltby and Martha Lake run five. is two miles north of us and gets plenty of our calls. Past that we'll still take jobs out to Cottage Lake, Cathcart, Lake Stickney, and the further edge towns like Monroe, Snohomish, and Duvall at eleven and twelve miles. We go as far as Carnation and Machias at seventeen miles, but we're honest that the farther out a job sits, the longer it takes us to get a truck there, especially during a busy stretch.

We don't claim towns outside that list. If you're calling from somewhere we didn't mention here, ask us directly whether it's in range before you book - we'd rather tell you now than reschedule you later.

Straight Answers

Most of the houses we work on in this service area went up between 1966 and 2001, with the bulk of that stock built through the 1980s and 90s across the 37 named areas we cover. That means a lot of doors and openers from the same production era wearing out at the same time - torsion springs rated for a certain cycle count, openers with chain drives nobody services as a priority part anymore, steel track that's bent from decades of being bumped by a bumper or a bike.

We work in a cold, moderate climate here, not the kind that cracks a panel from heat, but the kind where a winter cold snap tightens cable and stiffens grease until a spring that was already near the end just lets go. If your door's been fine for years and suddenly won't lift on a cold morning, that's usually what's happening - not a mystery, just age meeting temperature.

We won't tell you a repair makes sense when it doesn't. A door from the 1970s with a cracked panel and a dead opener is often cheaper to replace outright than to patch piece by piece, and we'll say so instead of running up a repair bill that gets you back to the same spot in a year.

What We Actually Do

Spring replacement - torsion and extension, broken or just worn past safe tension. Opener repair and replacement, including swapping out old chain-drive units for something quieter. Track alignment when a door's running crooked or binding partway up. Cable replacement, roller replacement, panel repair or full panel swaps when storm damage or a backed-into door needs more than a patch.

What we don't do: we're not a fencing or shed-building crew, and we don't handle garage door jobs that are really structural carpentry - a rotted jamb or a sagging header is a call for a general contractor first, the door work comes after. We'll tell you that straight if we see it on a job rather than take it on and figure it out as we go.

Given the age of the housing stock here, a lot of our calls start as "the door won't open" and end with us explaining that the opener and the spring are both original to a house built in the 80s, and replacing one without the other just means a second call in a year. We'd rather lay that out up front.

FAQ

Questions about this

Do you work in just Bothell proper?

Yes - is about two miles north of us and we're there regularly. Our coverage runs from towns a few miles out, like Kenmore and Brier, to farther spots like Monroe and Carnation, so check with us if you're unsure your address is in range.

Why did my spring break out of nowhere?

Springs are rated for a set number of open-close cycles, and most houses in this area have openers and springs dating from the 1980s-90s building boom. Cold snaps here tighten hardware and stiffen old grease, which is often what pushes an already-worn spring past its limit.

Is it ever cheaper to replace the whole door instead of repairing it?

Sometimes, yes. If a door from the original 1966-2001 construction era has a cracked panel plus a failing opener, patching each part separately can cost more over time than a full replacement. We'll walk you through both options rather than default to the repair.

Do you handle jobs where the door frame itself is damaged?

Not on our own - if the jamb or header is rotted or structurally compromised, that's carpentry work for a general contractor first. We'll point that out if we see it during a service call rather than take on work outside the door itself.
